When a Houston couple approached us about building their weekend escape on Pirates Beach, they had one non-negotiable: unobstructed water views from every living space. The challenge? Their lot was one of the narrowest on the street, flanked by existing homes on both sides, with setback requirements that left little room for creative maneuvering at ground level.
We responded with an innovative vertical design that turns the lot's constraints into its defining feature. By stacking living spaces across three carefully proportioned levels, each floor captures a different angle of the bay. The ground level tucks parking and utility beneath a reinforced pier-and-beam structure, while the main living floor opens through floor-to-ceiling glass onto a wraparound deck. The upper level houses the primary suite — a private retreat with 180-degree water views that feel like standing on the bow of a ship.
Every detail was engineered for coastal resilience. Impact-rated windows, a standing-seam metal roof rated for 150 mph winds, and marine-grade hardware throughout ensure this home performs as beautifully in a storm as it does on a calm evening at sunset.
The Build Process
We met the clients at their lot on Pirates Beach to walk the property and discuss their vision. A thorough site analysis confirmed the narrow footprint and setback constraints, but also revealed the untapped potential for vertical bay views that would become the home's signature.
Our design team developed a three-story concept that worked within every setback line while maximizing living space. Structural engineering focused on the elevated pier-and-beam foundation and wind-load calculations required for the exposed bayfront location.
Navigating Galveston County permitting with our pre-established relationships, we secured building permits, FEMA elevation compliance certification, and windstorm insurance eligibility within four weeks — well ahead of the typical timeline.
Foundation pilings were driven to a depth of 22 feet to meet coastal load requirements. Framing progressed level by level, with the wraparound deck structure integrated into the main framing for structural continuity. Impact-rated glazing was installed ahead of hurricane season as a precautionary measure.
The clients walked through their completed home on a clear November evening, watching the sun set over Galveston Bay from every room. Punch-list items were minimal — a testament to our quality-first construction process.
The Challenge
The lot measured just 40 feet wide — one of the tightest buildable parcels on Pirates Beach. Combined with required 10-foot side setbacks and a 25-foot front setback, the buildable footprint left little room for the spacious living areas the clients envisioned. Traditional single-story or even two-story plans would have resulted in cramped rooms with limited views.
The Solution
Rather than fighting the constraints, we embraced them. A three-level design distributes living space vertically, with each floor carefully oriented to maximize bay exposure. The narrow footprint actually became an advantage — every room sits within steps of an exterior wall, flooding the interior with natural light and water views. Strategic deck placements on multiple levels create outdoor living space that the lot's footprint alone could never provide.
