Marcus and Jade were in their late twenties, expecting their first child, and tired of renting. They had a modest budget and a clear-eyed understanding of what they could afford — but they refused to settle for a prefab box. They wanted a real home, built with care, in a community where their daughter could grow up near the water.

We told them what we tell every client: a smaller home built well is worth more than a bigger home built cheap. Starting from our Compact Coastal plan, we focused relentlessly on the details that matter most — solid construction, smart spatial planning, and finishes that punch above their price point. Where the budget required compromise, we made choices together, always prioritizing structural quality and livability over square footage or luxury fixtures.

The result is a 1,400-square-foot home that feels remarkably spacious. An open living-kitchen-dining area anchors the main floor, with three bedrooms tucked into a quiet wing. High ceilings, strategically placed windows for cross-ventilation, and a covered porch that extends the living space outdoors give the home a sense of breathing room that belies its compact footprint. It's the kind of home that makes you realize bigger isn't always better — sometimes it's just more expensive.

Budget-First Consultation

We started with the numbers. Rather than designing a dream and then cutting, we established Marcus and Jade's realistic budget on day one and worked backward to determine exactly how much home we could build — well — within that figure. No surprises, no scope creep, no heartbreak.

March 2023

Value Engineering & Design

Our Compact Coastal plan provided the efficient bones. We value-engineered every specification: selecting LVP flooring that mimics hardwood at a third of the cost, choosing a simpler roofline to reduce framing labor, and sourcing high-quality builder-grade fixtures instead of designer labels. Savings were redirected to structural upgrades where they matter most.

April 2023

Permitting & Material Lock-In

With material prices volatile following the previous storm season, we locked in pricing with our suppliers early. This single decision saved the project nearly $12,000 compared to costs just two months later. Permits were secured concurrently to keep the timeline tight.

May – September 2023

Phased Construction

We built in strategic phases, completing the main structure and primary living spaces first. The covered porch and exterior landscaping were designated as Phase 2, allowing the family to move in sooner while we finished outdoor elements. This phased approach also spread costs over two draw periods, easing the financial burden.

October 2023

Move-In & Phase 2 Completion

Marcus and Jade moved into their completed home just weeks before their daughter arrived. The porch and landscaping wrapped up in the following month. The final build came in $3,000 under budget — money the family put toward nursery furniture.

Tight Budget, Rising Material Costs

Post-storm-season material costs had spiked across the Gulf Coast, with lumber prices up 18% and supply chains still recovering. Marcus and Jade's budget, comfortable in a normal market, was now stretched thin. The temptation to cut corners on structure and materials was real — and exactly the wrong approach for a coastal home that needs to withstand what the Gulf throws at it.

Value Engineering & Phased Construction

We attacked costs without compromising integrity. Early material lock-in with our supplier network protected against further price increases. Value engineering targeted aesthetics, not structure: simpler rooflines, efficient room layouts that minimize hallway waste, and smart material substitutions. A phased construction approach split the build into essential and deferrable components, spreading costs while getting the family into their home faster. The result: a home that meets every structural code with room to spare, finished at 97% of the original budget.
